WARATAH BUILDING – AVEO / MULPHA NORWEST
SENIOR LIVING, BELLA VISTA
AED Fire provided the detailed fire engineering for the Waratah Building for stage 1 of the new Aveo / Mulpha Norwest senior living development at Bella Vista.
The building comprises Cross Laminated Timber construction for the residential portion located over a reinforced concrete car park, reception and restaurant. Cross Laminated Timber construction is relatively new to Australia and uses engineered laminated timber members encapsulated in fire rated plasterboard to provide the requisite Fire Resistance Level through the protection of the fire rated plasterboard and the predictable charring rate of the timber with primary protection provided by an enhanced sprinkler system.
The fire engineering allowed this innovative construction technique to be used on this building.
AED Fire worked closely with Strongbuild, Jackson Teece, TTW and the project team to provide extensive performance solutions for what is possibly the tallest timber residential building in Australia. The building has a rise in storeys of 11 and an effective height of 36m.
WOOLOOWARE BAY TOWN CENTRE
MAJOR MIXED USE RESIDENTIAL DEVELOPMENT
AED are the certifiers for Stages 1, 2 and 3 of the substantial mixed use development at 475 Captain Cook Drive, Woolooware. Known as the Woolooware Bay Town Centre, the development comprises 643 residential apartments, a café and commercial tenancy spaces plus a 2-level basement carpark. The development includes a new access roadway along with swimming pools, extensive landscaping and public domain parkland.
NEW CSIRO ADMINISTRATION AND LABORATORY BUILDING BLACK MOUNTAIN ACTON, ACT
AED Fire provided substantial fire engineering for this innovative new building for the CSIRO located on the CSIRO Black Mountain site in the ACT.
The building combines a 4 sided star shaped administrative building and a more conventional rectangular laboratory building. The building has a rise in storeys of 5.
The 4 sided administrative building included an atrium connecting all floors, an operable façade system providing make up air and a hybrid smoke exhaust system comprising natural ventilation through triangular section chimney supplemented by traditional smoke exhaust fans.
AED Fire worked together with the Mechanical and Façade Engineers to provide a system that met the requirement for a combined natural ventilation and mechanically air conditioned space with a smoke exhaust system suitable to address the atrium connecting multiple floors.
The project included extensive CFD modelling of several potential building configurations before BVN Architects and the Client settled on the four sided star shaped building. The project also included comprehensive 3D egress modelling including the internal ramps, open stairs and fire stairs.

DANKS STREET, WATERLOO

MAJOR MIXED USE RESIDENTIAL DEVELOPMENT 200 COWARD STREET, MASCOT
AED have recently certified the substantial mixed use development at 200 Coward Street, Mascot, comprising 5 buildings including residential apartments, serviced apartments, child care facilities , retail outlets and associated landscaping public domain integration and carparking.
NSW STATE RAIL PROJECTS
AED have been engaged as Building Regulation and BCA advisors on a number of new NSW State Rail projects, including:

AED were engaged as the Certifying Authority and Principal Certifying Authority for the redevelopment of the Lietelinna Lodge (now called Elevations) in Thredbo Village. This project comprises the development of 9 tourist type residential apartments in an Alpine Environment. The design incorporated a number of Alternative Solutions under the Performance Requirements of the Building Code of Australia. The building has incorporated detailed geotechnical assessment and design due to its location and site constraints. This project is one of many AE&D projects in Kosciuszko National Park.
CHIEF SECRETARY’S BUILDING
MACQUARIE STREET, SYDNEY
The Chief Secretary’s Building is a significant building located at Macquarie Street in Sydney. The building was constructed in the 1800’s and its heritage significance was an important consideration in the development of suitable fire safety and building code upgrade strategies.
AED were engaged to provide Building Code consulting services to the construction contractor and in addition assist interpret and implement the Fire Safety Engineering Design of this significant heritage building. The works comprised significant internal refurbishment and upgrade to current requirements of the Building Code of Australia.
AED have been engaged to review the Fire Safety audit of the as-built development to assess compliance with the Fire Safety Engineering Design. This project has included the review of the existing building approvals compliance strategies in comparison to the as-built development to ascertain potential fire safety concerns.
QUEST SERVICED APARTMENTS, GRIFFITH
AED have recently (April 2017) certified the four-storey Quest services apartment complex in Griffith, Western NSW. There are 68 serviced apartments (including studios, 1, 2 & 3 bedroom).
QUEST SERVICED APARTMENTS, NOWRA
AED have recently (April 2017) certified the five-storey Quest services apartment complex in Nowra, NSW. There are 81 serviced apartments (including studios, 1, 2 & 3 bedroom).
GLOBAL SWITCH AUSTRALIA, ULTIMO
AED were engaged as the Accredited Certifiers and Principal Certifying Authority for the construction of new data centres within the highly technologically advanced Global Switch Australia building. This building includes extensive fire safety and security facilities and is considered one of the most secure buildings in the country. This project incorporated detailed fire safety engineering and assessment of the numerous fire safety systems, including gas suppression systems.
